Commercial Contracting

Fixed Price GC

If you already have detailed plans and specifications for your project, RCCH can solicit competitive bids for every phase of construction and then offer a fixed price for the entire project. Our strong relationships with subcontractors and suppliers enable us to secure competitive pricing without sacrificing quality. Additionally, we can provide Performance and Payment Bonds upon request, offering you extra security.

Design/Build Contractor

This delivery method consolidates architectural, engineering, and construction costs into one contract. By partnering with several of the region’s top architecture firms, we work closely with both our team and the owner to rapidly develop the desired facility. In this approach, estimating and design collaborate to ensure economic feasibility. Key benefits for the owner include:

  • Accelerated Timelines: Overlapping design and procurement phases can significantly shorten the project schedule.
  • Reduced Change Orders: Early collaboration between design and construction teams minimizes or eliminates costly changes later.
  • Quick Pricing: Guaranteed maximum prices can be provided sooner.
  • Enhanced Efficiency: Strong cooperation between contractors and design experts leads to faster, more cost-effective project completion without compromising quality.

Cost Plus Contracting

This delivery method requires a strong, trusting relationship between contractor and owner, but it has the ability to provide the best value overall. With Cost Plus Contracting, the contractor builds the facility for the prospective owner for the cost of construction plus a predetermined fee.

Construction Manager At Risk

In this delivery method, the Construction Manager at Risk (CM@R) is chosen early in the design phase, allowing the Owner, Architect, and CM@R to collaborate closely and streamline the design process while finalizing the budget sooner than with traditional methods. The CM@R takes on responsibility and risk for cost estimating, systems analysis, value engineering, feasibility reviews, scheduling, procurement, subcontractor coordination, and overseeing the entire construction process. While bids are gathered from subcontractors and suppliers for specific trade work, the owner retains the ability to approve and select these vendors. This team-based approach offers a more integrated experience compared to Fixed Price General Contracting. Additionally, Performance and Payment Bonds can be provided upon request to offer extra security for the owner.
